Southport combines large period townhouses and conversions with a substantial independent retail and hospitality scene, so we move between big residential strips and unit refits in the same week.
A lot of Southport's residential stock is generously sized period property, and much of it has been divided into flats at some point. Strip out in a conversion is really several small jobs stacked on top of each other: separate kitchens and bathrooms per unit, added partitions and dropped ceilings from previous alterations, and layers of services that were installed piecemeal. We work through them unit by unit so a landlord can phase the refurbishment instead of emptying the whole building at once.
Where the property is being taken back to a single dwelling, the interesting part is deciding what comes out and what stays. We agree that in writing at survey stage, so nothing original disappears that you wanted to keep.
Southport's independent shops, cafés and guest houses are typically tight, trading premises where downtime costs money. Those jobs are about speed and cleanliness: strip the counters, fittings, floor coverings and kitchen equipment, get everything out through a single door without marking the rest of the building, and hand a clean shell to the fit-out team on the agreed day.
Coastal properties also bring more damp-related and weathered material out than inland work, so we plan waste streams and protection accordingly.
